Schematic Design - Involves client's program requirements, code and zoning review, generating designs and ideas at a loose preliminary level to quickly sift through various options.
Design Development - Refining of preliminary ideas with considerations of structural, mechanical and other technical consultants.
Construction Documents - The documents people call "blueprints" provide the technical details for the project to be accurately bid and built. These documents clearly define the requirements of the project for the contractor and are the client's primary risk-management tool during the construction process.
Bidding / Negotiation - Involves answering questions, clarifying issues for the contractors, assist in comparing proposals and negotiating terms with final contractor.
