Is that property viable for a daycare?
Don't buy land until you know it works. Get a rapid site-fit feasibility sketch from our commercial architects to mitigate your risk.

The Problem
Finding the right layout for drop-off lanes, playground zoning, and high-density interior spaces is the biggest hurdle in daycare development. Whether you're an operator expanding to a second location or a developer evaluating a site's viability, you need an architect who understands the unique bottlenecks of early childhood facilities.
The Solution
Don’t sign a lease or buy a property until you know it works. Our rapid "Site-Fit" feasibility studies and conceptual sketches allow you to visualize the potential of a property before you make a massive financial commitment. We ensure your prospective space can handle the required staff-to-child ratios, safe drop-off zones, and compliant food prep areas—providing the architectural proof of concept needed to secure commercial financing and support zoning variances.
Tight constraints require creative solutions.
Zoning
Municipal codes and childcare-specific overlays that determine what a site can legally become.
Parking & Drop-off
Safe, compliant queuing and circulation without sacrificing usable square footage.
Density
Staff-to-child ratios and room sizing that decide whether the layout pencils out.
From napkin to final build.
Modeling software details the building, but hand-sketching solves the problems. At Allen + Pepa Architects, our primary mode of "drawing" these days is highly detailed BIM (3D) modeling. The technology is amazing, but when trying to communicate a fresh concept to a client quickly, nothing beats a hand sketch.

Pictured is a quick layout solution we worked up for a daycare facility's food prep and staff area. By throwing some tracing paper over the digital plan, we solved the spatial challenge in minutes rather than spending hours adjusting a 3D model. Sometimes, taking a step back from the screen and grabbing a pen is the fastest way forward!
